The flat top
Most dormer tops are felt that has done its time. We strip it, replace soft decking, build in a fall and re-cover in EPDM rubber with proper trims, so the water gets to the front edge instead of ponding at the back.
Cheeks and faces
Rotten cheek boarding taken off, timbers checked, then re-clad and made watertight. Where the cheeks are tile-hung we replace the tiles and battens and re-form the soakers into the main roof.
Flashings back into the roof
The junction where the dormer meets the main slope carries a lot of water. It gets proper lead soakers and a step flashing, dressed in, not taped over.
