Opening formed and trimmed, window fitted level, flashing kit set into the tile or slate courses, then the inside lined and ready for plastering. We work to the window maker's detail rather than improvising with lead and sealant.
Leaking roof windows
Nearly always the flashing, the tile course underneath or a perished seal, not the window itself. We will tell you which, and whether a repair or a replacement unit is the better spend.
Dormers and cheeks
Where a rooflight is not enough we rebuild dormer cheeks and re-cover them, so the whole face is sound rather than patched around a new window.

Do I need planning permission for a roof window?
On most houses a rooflight in the plane of the roof is permitted development, with limits on how far it projects. Conservation areas and flats are the exceptions, so check before ordering.
Can you replace an old Velux with a new one?
Yes, usually into the same opening with a new flashing kit, which is a one-day job on most roofs.
Why is my roof window leaking at the top corner?
That is the classic flashing failure, where the top apron has not been dressed under the course above. It is repairable without taking the window out.
