Nearly always the flashing, the tile course underneath or a perished seal, not the window itself. We will tell you which, and whether a repair or a replacement unit is the better spend.

How a roof window is fitted, step by step
- Set out from inside. The window position is marked in the loft to suit the room, the headroom and the rafter spacing.
- Open the roof. Tiles or slates removed around the opening, membrane cut back and battens trimmed.
- Trim the rafters. New timber trimmers fixed above and below, so the roof load goes round the opening.
- Fit the frame. The window frame fixed square and level, with the insulation collar fitted around it.
- Flashing kit. The manufacturer's flashing kit for your covering fitted, with the membrane collar and the top apron dressed under the course above.
- Make good. Tiles or slates cut in around the window, and the inside lined and ready for the plasterer.
Signs your roof window needs attention
- Water at the top corners of the frame
- Misting or condensation between the panes
- A stiff, broken or sticking opening mechanism

- Draughts around the frame in winter

Roof window types we fit
- Centre pivot: The most common type. It turns on its middle so you can clean the outside glass from inside the room.
- Top hung: Opens outwards from the top for a clear view, and is the type used where a window is needed for escape.
- Conservation style: A slimmer, low-profile frame for period houses and conservation areas.
- Replacement unit: A new window into the existing opening with a new flashing kit, often a few hours' work.
How long it takes
A new roof window into a tiled roof is usually one day. A straight replacement into an existing opening is often done in a morning.

Common questions
Do I need planning permission for a roof window?
On most houses a rooflight in the plane of the roof is permitted development, with limits on how far it projects. Conservation areas and flats are the exceptions, so check before ordering.
Can you replace an old Velux with a new one?
Yes, usually into the same opening with a new flashing kit, which is a one-day job on most roofs.
Why is my roof window leaking at the top corner?
That is the classic flashing failure, where the top apron has not been dressed under the course above. It is repairable without taking the window out.
Do you supply the window or do I buy it?
We supply and fit as standard. If you have already bought one, we fit it as long as the size and flashing kit are right for your roof.
Can a roof window go into a slate roof?
Yes, with the flashing kit made for slate. Slate is cut in around it rather than tiles, and the result is just as watertight.
