Soffit and fascia replacement
Capping over rotten timber with a plastic cover hides the rot and keeps it wet. For a proper soffit and fascia replacement we strip the lot back, cut off any rafter feet that have gone and replace them, then board out in new uPVC.
Ventilated soffits
Modern roofs need air in at the eaves. New soffits go in with a continuous vent strip so the loft can breathe, which is the cheapest fix for loft condensation there is.
Gutters that actually run
New gutter brackets set to a fall towards the downpipe, joints sealed and downpipes clipped to the wall properly. A gutter fitted dead level holds water and stains the render below it inside a year.

How new fascias, soffits and guttering go on
- Access. Scaffold or a tower on most houses, so the whole run is worked safely and at arm's length rather than from the top of a ladder.
- Strip out. Old gutters, fascia boards, soffits and bargeboards removed. We do not cap over old timber.
- Check the rafter feet. The ends of the rafters checked for rot and repaired, and the felt or membrane at the eaves extended so water drips into the gutter, not behind it.
- New boards. New uPVC fascia fixed to the rafter feet, ventilated soffit fitted underneath, and bargeboards on the gable ends.
- New guttering. Brackets set to a fall towards each outlet, new gutter run with sealed joints, and downpipes clipped to the wall into the gully.
- Test and tidy. Water run through every length, old boards taken away and the paths swept.

- Gutter profile: Half-round, square line or deep flow, sized to the roof area so it copes with heavy rain.

- Bargeboards and porch canopies: Gable ends and porch roofs boarded to match, so the whole house is finished in one go.
How long it takes
A three-bedroom semi is usually one to two days. A detached house, or a full roofline with bargeboards and a porch canopy, takes two to three.

Aftercare
Wash uPVC down once a year with warm soapy water and clear the gutters every autumn. Never use a pressure washer on the joints.

Did a fantastic job, had a blocked guttering that was causing me issues for a while; all pro came in with a ton of experience and knew exactly what to do. He came in, had a look at the problem and gave me a competitive price which we instantly agreed to. Denis and his team have been fantastic. I initially needed new guttering, soffits and facias. Upon further inspection, my 130 year old roof needed a lot more work. Denis sent me numerous photos and messages explaining what needed to be done in the best case scenario. We came to an agreement on the price and true to his word, he stuck to it even when further issues were found. He squeezed me in around his busy schedule, he communicated frequently and always kept me informed. They kept the house and garden as tidy as they could whilst doing such extensive work! Common questions
How much does new roofline cost?
It goes by the metre run and the access. A standard semi with scaffold is a different price to a bungalow off a ladder, so we measure and give you one fixed figure.
Can you match black or woodgrain?
Yes, white, black, anthracite and woodgrain are all standard, and we will bring samples so you can see them against the brick.
Do you do the gutters on their own?
Yes, if the fascia is sound there is no reason to replace it. We will tell you honestly whether the boards need doing.
Is capping over old fascias a good idea?
Not if the timber underneath is rotten. A plastic cover hides the rot and keeps it wet, and it carries on rotting the rafter feet. We strip back and replace.
Do new soffits stop birds getting in?
Yes. New boards close the gaps old timber leaves, and the vent strip is fine enough to keep birds out while letting air in.
