EPDM rubber
A single sheet of rubber, bonded down, with no seams across the field of the roof. It moves with the building instead of cracking, handles UK weather and is the material we fit most on garages and extensions.
Fibreglass, GRP
Laid wet and cured in place over new ply, giving a hard, seamless finish with neat trims. It suits balconies, dormers and anything that gets walked on, and it takes a colour to match the house.
What goes underneath
New deck where the old one is soft, insulation where the room below is used, firrings to create the fall, and proper edge trims and outlets. The covering is the bit you see; the falls are the bit that decides whether it lasts.

How a new flat roof is built
- Strip. Old felt, chippings and any rotten decking removed down to the joists.
- Deck. New OSB or ply deck fixed down, with insulation built in where the room below is heated.
- Falls. Firrings or tapered insulation set so water runs to the gutter or outlet.
- Covering. EPDM rubber bonded down in one sheet, or GRP fibreglass laid and cured over the new deck.
- Edges and outlets. Drip trims, upstands at the wall, kerbs for rooflights and a clean outlet into the gutter.
- Photographs and handover. Before, during and after photographs, including the deck as we found it, so you can see what is under the new covering.

- Warm roof upgrade: Insulation above the deck for rooms below, built in while the roof is open.
- Commercial roofs: Offices, workshops and units stripped and relaid in EPDM or GRP, using the same method as a house.
How long it takes
A garage or small extension is one to two days. A larger extension or a dormer top with rooflights takes two to three days. We need a dry window for the covering itself.

Common questions
How long does a rubber flat roof last?
Fitted on sound decking with proper falls, EPDM is a long-life covering and it is the reason we moved away from felt for most jobs. We will give you the manufacturer's position in writing with your quote.
Do you fit torch-on felt?
No. We do not carry out hot works, so if the job needs torch-on you want a different firm and we will say so on the phone.
Can you insulate my garage roof while you are at it?
Yes, and it is worth doing if the garage is a workshop or a room. It goes on the quote as a separate line so you can see what it costs.
Can you add a roof lantern or rooflight?
Yes. A kerb goes in while the deck is open and the covering is dressed up and over it.
Will the new roof be higher than the old one?
Slightly, if insulation goes on top of the deck. We check the height against door thresholds and windows before we quote.
Should I choose EPDM or GRP?
EPDM for garages, extensions and larger roofs that need to move with the building. GRP for balconies, dormers and roofs that are walked on. We tell you which suits yours at the inspection.
