What a full re-roof includes
Scaffold up and the old tiles and felt off. Timbers checked and replaced where they have gone. New breathable membrane and treated battens, then the covering laid, verges and valleys formed, and the ridge fixed dry rather than bedded in sand and cement that cracks in five years.
How long it takes
A standard semi is usually three to five working days once the scaffold is up, weather permitting. We sheet the roof each night so the house stays dry, and everything goes in a skip and off the drive, not in a pile by your fence.
What it costs
The price turns on the size and pitch of the roof, the state of the timbers, the tile you choose and the scaffold. We measure, tell you what we find in the loft, and give you one fixed written figure. If the timbers are sound and the tiles are good, we will tell you that too. How a new roof goes on, step by step
- Scaffold and protection. Scaffold front and back with a loading bay, and sheeting over conservatories and paths so nothing lands on them.
- Strip to the rafters. Old tiles, battens and felt come off and go straight down to a skip, never into your borders.
- Timber check. Rafters, wall plates and the fascia line are checked. Anything rotten is cut out and replaced before it is covered again.
- Membrane and battens. Breathable membrane laid from the eaves up, then new treated battens set to the gauge of the new tile and fixed into every rafter.
- Tiles, valleys and verges. The covering goes on course by course, clipped to the current fixing standard, with valleys formed and verges finished dry.
- Dry ridge and handover. Ridge and hips fixed mechanically on a ventilated roll, scaffold down, drive swept and finished photographs sent.

Choosing the covering for your new roof

- Natural slate: The longest-lasting covering we lay, and the right one where the street is slate.
- Re-laying your own tiles: Where the existing tiles are sound, we strip, re-batten, re-felt and put them back, which keeps the look and cuts the material cost.
How long it takes
A three-bedroom semi is around a working week from scaffold up to scaffold down. A bungalow is often quicker, and a detached house with hips, valleys and dormers takes longer. Rain slows the job but never leaves the house open: anything stripped is covered the same day.

Common questions
How long does a new roof last?
A concrete tile roof laid properly on new battens and membrane should give you decades of service, and slate longer again. What shortens a roof is the detail: mortar ridges, bad flashings and cheap felt. Those are the parts we do not skimp on.
Will you use my existing tiles?
Sometimes. If the tiles are sound and you like them, we can strip, re-batten, re-felt and re-lay them, which saves money. We will tell you on the quote whether yours are worth keeping.
Do I need to be at home?
Not for the whole job. We need access to the drive for the scaffold and the skip, and about ten minutes at the start and the end. You get photographs as the work goes on either way.
Do I need planning permission for a new roof?
Not for a like-for-like re-roof on most houses. Listed buildings and some conservation areas are different, and we tell you before we quote if yours is one of them.
Do you need to get into the loft?
Yes, at the inspection and once during the strip, so we can check the timbers from inside and make sure the loft is clean when we leave.
