The signs
Water droplets on the underside of the felt, black mould on the rafters, insulation that feels damp at the edges, and stains that appear in cold weather rather than during rain. That pattern is condensation, not a leak.
What we fit
Over-fascia or soffit vents to let air in at the eaves, tile or slate vents through the covering where needed, and a ventilated dry ridge to let it out at the top. Bathroom and kitchen extractor ducts sent outside rather than dumped into the loft.
While we are there
We check the insulation is not blocking the eaves gap, which is the commonest cause of all, and that any downlights or loft hatch are not pumping warm air upstairs.

How we fix loft condensation, step by step
- Confirm it is condensation. Droplets on the underside of the felt in cold weather, mould on the rafters and no matching fault outside. If it is a leak, we say so and fix that instead.
- Check the eaves. Insulation pushed into the eaves blocks the airflow. We pull it back and fit eaves trays so it stays back.
- Air in. Soffit vents or over-fascia vents fitted along the eaves so cold dry air can enter the loft.
- Air out. A ventilated dry ridge, or tile and slate vents near the top of the roof, so the moist air has somewhere to leave.
- Stop the source. Bathroom and kitchen extractor ducts taken outside, and the loft hatch sealed so warm air is not pumped upstairs.

How long it takes
Most ventilation work is a single day. Where it is done as part of new fascias and soffits or a new roof, it adds very little to the job.

Common questions
Is loft condensation dangerous?
Left for years it rots battens and rafters and ruins insulation, so it is worth sorting. It is also cheap to fix compared with the damage it does.
Will more insulation help?
Not on its own, and packed into the eaves it makes it worse by blocking the airflow. Ventilation and insulation have to work together.
Do I need vents if I have breathable membrane?
Breathable membrane helps but is not a substitute for eaves ventilation on most roofs, especially where the old felt is still in place underneath.
Can condensation cause a ceiling stain?
Yes. Water drips off the felt onto the insulation and soaks through to the ceiling, which is why condensation is often mistaken for a leak.
Does a new roof come with ventilation?
Our new roofs are laid with breathable membrane and a ventilated dry ridge, and we check the eaves airflow at the same time.
