Failed lead around a chimney or abutment. A split or blocked valley. Cracked mortar on the ridge. Slipped tiles you cannot see from the ground. Old felt that has torn at the eaves so water runs behind the gutter instead of into it.
How we trace it
Loft inspection with a torch to find the wet timber, then the matching point outside. On a stubborn one we will hose sections of the roof in turn while someone watches inside. It takes an hour and it beats guessing.
Fixed properly
New lead dressed in rather than mastic smeared over. Valleys re-laid. Tiles replaced like for like. You get the before and after photographs, and the repair is guaranteed.

Why does my roof only leak in heavy rain?
Usually because the failure is small and needs volume or wind-driven rain to push water through it. That points at flashings, mortar joints or a hairline crack rather than a missing tile.
Can you fix a leak in the rain?
We can make it safe in the rain. The permanent repair, especially anything involving lead or mortar, needs dry weather to be done properly.
Will the ceiling stain go?
Once the leak is stopped and the plaster has dried out, a stain block and a coat of emulsion usually sorts it. If the plaster has blown it needs replacing, and we will say so.
