We can take the ridges off, clean them up and re-bed them in fresh mortar, which is the cheaper fix. Or we convert to a dry ridge system, clamped mechanically to a batten with a ventilated roll, which does not crack and adds ventilation to the roof space.
Hips and verges too
Hip tiles and the mortar bedding at the verge fail the same way and for the same reason. If we are up there for the ridge it is usually sensible to sort the lot in one visit rather than pay for access twice.
Why it matters
The ridge is the highest point on a roof and takes the worst of the weather. Once water gets under it, it runs down the underside of the tiles and into the timbers, and you do not see it until the ceiling tells you.

How ridge tile repairs are done, step by step
- Safe access. A footed ladder and roof ladder on a bungalow or low semi, scaffold on anything higher or steeper.
- Lift the ridge. Loose and cracked ridge tiles lifted one at a time and the old mortar knocked off them.
- Check underneath. The top course of tiles, the felt or membrane and the ridge board checked for water damage while they are exposed.
- Re-bed or fit dry ridge. Either fresh mortar bedding on a clean base, or a dry ridge system: a batten on adjustable brackets, a ventilated roll and a screw and clip through every ridge tile.
- Hips and ends. Hip tiles and the gable ends finished the same way, with end caps fitted on a dry system.
- Photographs. Before and after photographs sent, and the gutters below cleared of old mortar.
Signs your ridge tiles need repairing
- Hairline cracks along the mortar joints
- Lumps of mortar in the gutter or on the drive
- A ridge tile sitting proud or out of line
- Daylight at the ridge from inside the loft
- Damp staining on the rafters near the top of the roof
- A ridge tile missing after a windy night
Re-bed in mortar or convert to dry ridge
- Re-bed in mortar: The lower-cost fix. Matches the rest of the roof, but mortar keeps its working life of years, not decades.
- Dry ridge system: Mechanically fixed, ventilated and no mortar to crack or blow off. The standard on new roofs, and the one we recommend on exposed houses.
- Dry verge with it: If the gable ends are mortar too, a dry verge kit on the same visit saves paying for access twice. See tiled roofing.
How long it takes
A standard ridge on a semi is a day or less. Each hip adds a few hours, and scaffold, where it is needed, goes up the day before.

Common questions
How long does mortar on a ridge last?
Ten to fifteen years is common before it starts cracking, less on an exposed roof. Dry ridge was brought in because mortar alone is no longer considered good enough on new work.
Can you do the ridge without scaffolding?
On a bungalow or a low semi, sometimes, with a properly footed ladder and a roof ladder. On anything higher or steeper we scaffold, because it is the ridge, the highest point of the building.
Is dry ridge worth the extra?
Usually yes. It does not crack, it ventilates the roof space and it is the system the manufacturers guarantee.
Can one ridge tile be fixed on its own?
Yes, if the rest of the ridge is sound. If the mortar is cracking all along the line, fixing one just moves the problem to the next tile.
Is a falling ridge tile dangerous?
Yes. A ridge tile is heavy and falls from the highest point of the house. If one is loose over a path or drive, keep people clear and call us to take it down.
